  • How to Sell a House With Title Problems in Cincinnati & Dayton

If you need to sell a house, an issue with the title can throw a wrench into the works. It can be heartbreaking to go through all of the work and hassles of selling only to find out when it is finally time to close that issues exist with a title you believed to be clear. The best way to avoid wasting time and money listing your house is to be proactive and perform a title search before you sell.

Delays can be costly as you must resolve any issues for the sale to proceed, and the monthly holding costs of your house continue to roll in. While it would be impossible to cover every detail of title problems here, read on as we explore the basics of how to sell a house with title problems in Cincinnati & Dayton. This article is for informational purposes, not financial or legal advice.

    Commonplace Issues

Various issues can arise when selling a house with title problems in Cincinnati & Dayton, such as local, state or federal tax liens or liens from unpaid bills to contractors. In addition, there could be disputes over the boundary lines or even claims on the property from missing heirs or other ownership claims. If you or the previous owner has a common name, issues have also arisen from cases of mistaken identity. Sadly, problems can also arise from human errors in recording details on the deed. Ensure you have gathered all possible documentation when you’re working to resolve the issue to prove your claim. Professional buyers like the pros at Ohio Cash Buyers LLC can help you walk away from your troubles with a fair cash offer to buy your house in Cincinnati & Dayton directly. Resolutions

  • How to Know if You Should List Your Property in Cincinnati & Dayton or Sell it Directly

The traditional listing process of hiring a professional real estate agent to list your property is most familiar to sellers. However, statistics show that about 36 percent of sellers attempt to sell without the assistance of a professional. Regrettably, however, while selling on your own to save money may sound extremely enticing on the surface, of an average of seven percent of FSBO listings that did sell, their final price was up to 26 percent less than homes of equal value on the Cincinnati & Dayton real estate market.

There may be a better approach with a different method that is less familiar, a direct sale to a local professional buyer. Read on as we explore how to know if you should list your property in Cincinnati & Dayton.

    Convenience

Like many sellers, you may simply prefer to skip the hassles of listing; if this describes your sentiments, it may be best not to list your property in Cincinnati & Dayton. Showings are stressful at best; for those uncomfortable with strangers viewing their property online or walking through in person, professional buyers like those at Ohio Cash Buyers LLC may be the solution. With everything laid out and in the open, your professional buyers from Ohio Cash Buyers LLC will provide the details of what you could earn through a traditional listing vs. our offer, which you’ll agree is fair. We do this at Ohio Cash Buyers LLC because we’re your neighbors who live and work alongside you here in Cincinnati & Dayton, and we want you to make an educated decision about the best selling method, so you’ll feel good about the deal long after closing. With thousands of dollars in potential profit on the line, you can set your mind at ease, knowing you did the right thing.

    Time

Other sellers face extenuating circumstances that make listing stressful, especially when time isn’t on their side. If the thought of waiting out the listing process sounds impossible, this is another way to know if you should list your property in Cincinnati & Dayton. Professional buyers like those at Ohio Cash Buyers LLC have the answer, providing you with a guaranteed closing date, typically in a matter of days. Or, if you’ve already planned a moving date because of relocation and would prefer not to move twice, just talk to your professional buyer at Ohio Cash Buyers LLC about making arrangements to close on a more convenient date.

    Property Condition

Another way to know if you should list your property in Cincinnati & Dayton is if you own a property that doesn’t conform well to buyers’ expectations of listings on the MLS. Whether this is due to a lack of interest, a shortage of funds or you no longer have the physical ability to maintain and keep up with repairs, listings that aren’t ready to move into don’t fare well in the Cincinnati & Dayton real estate market. These properties are typically referred to as bargain listings by buyers, garnering insultingly low offers as they linger on the market. On the other hand, professional buyers like those at Ohio Cash Buyers LLC pay cash for homes as-is. You won’t pay any commissions, and there will be no hidden fees or surprises to deplete your profits at closing. You won’t even pay closing costs when you sell directly to a professional buyer from Ohio Cash Buyers LLC.

The professional buyers at Ohio Cash Buyers LLC aim to help sellers like you. Let the pros at Ohio Cash Buyers LLC help you explore your options so you’ll know if you should list your property in Cincinnati & Dayton or sell it directly. • 5 Ways to Sell Your Cincinnati & Dayton House in a Flooded Market

Selling your house in a flooded market can feel challenging. When an abundance of properties are listed, it can be difficult to stand out from the crowd. Everyone is trying to sell right now and cash in on the gains made in equity due to rising home prices and low-interest rates on their next home. Additionally, as the rise in unemployment steadily increases and mortgage forbearance comes to an end, more housing will be coming online across 2023. Eventually, this will lead to a correction in housing values as supply begins to outpace demand. Read on to learn these five ways to sell your Cincinnati & Dayton house in a flooded market.

    Staging

Staging a home allows buyers to easily envision themselves living in the property. This is achieved by using neutral tones and eliminating personal belongings and clutter. Hiring a professional for the best possible presentation is one way to sell your Cincinnati & Dayton house in a flooded market. For added measure, some homeowners are following the ancient Chinese philosophy of feng shui. By following specific rules regarding the placement of items in the home, the energy flow in the home, or the chi, is said to be improved.

    Owner Financing

Offering perspective buyers the added bonus of owner financing is a creative way to sell your Cincinnati & Dayton house in a flooded market. This usually involves a large cash down payment and a contract with a specified period, usually shorter than conventional loans. Typically the purchase price of the home can be set above the current market value, because the price is being set at the agreed-upon price now, for a purchase in the future, building in estimated inflation and equity. This type of financing usually carries a higher interest rate as well. Should the buyer default, the seller will keep all the monies collected to date, because you retain full ownership of the property until the completion of the contract.

    Advanced Marketing

Using advanced marketing techniques is another way to sell your Cincinnati & Dayton house in a flooded market. Because so many homeowners now advertise on the internet, you’ll need to ensure that you take advantage of the top-rated sites and pay for more exposure, skipping the flooded sites that list homes without charge. Additionally, to compete, invest in professional photography for an outstanding image gallery, as well as providing 360-degree virtual tours filmed by professional drone pilots.

    Networking

While networking can take time, it’s a great way to sell your Cincinnati & Dayton house in a flooded market. You’ll want to be certain to make connections with buyers through professionals in the real estate industry. Usually this means speaking to a lot of Realtors in your area, and finding the Agents that are most familiar with the area your home is located in, and who have a constant rotating cache of interested buyers.

Sell Directly to Ohio Cash Buyers LLC

Wary of the possibility of your house lingering on the market, costing you additional holding costs and headaches? Whether you list your home on your own or sell with a real estate agent, there is no guarantee of if or when your house will ever close. With so many properties listed, the quickest and easiest way to sell your Cincinnati & Dayton house in a flooded market is to sell directly to Ohio Cash Buyers LLC. Why lose time waiting for a closing that never happens because your buyer’s financing falls through, while you continue pouring more money into your property? Do you dread the headaches and hassles of the showing process? If you are finding yourself facing time restrictions, don’t want to invest even more into your property, or just want to simplify the process of selling your Cincinnati & Dayton house, send us a message or call

today! We let you skip the first four methods entirely, putting more money back into your pocket, and eliminating a huge burden from your shoulders. We pay cash and we close on your timeline!

  • Our 4 Step Downsizing Plan for Cincinnati & Dayton Homeowners

Do you have a downsizing plan for your house in Cincinnati & Dayton? Lifestyles can evolve over time and along with them, the requirements you have for a home change as well. In addition to finding your new, smaller home, and the hassles of listing and selling your current, larger home, the task of downsizing can seem overwhelming. Going through a lifetime of memories and belongings can be emotionally stressful as well. We have broken it down into easy-to-manage steps to help make the process easier for you! Read on to learn more about our four-step downsizing plan for Cincinnati & Dayton homeowners

    Sorting

The first step in our downsizing plan for Cincinnati & Dayton homeowners is to sort your belongings, keeping in mind the limits on space in a smaller home. You can begin by sorting items that are easily categorized, such as clothing and kitchen or household supplies. Then, you can further break these categories down by grouping these items based on the amount of time that has passed since you last used them (a common timeframe for this process is to eliminate items that have not been used within one year). Anything that you haven’t used in more than a year is a great candidate to be donated, sold, or left behind (more on this in the next steps below). As to decorative elements and furniture, rather than keeping items based on the market value, decide what you will be taking with you by what each piece means to you personally, and what will realistically fit within your new space.

    Selling

Moving forward to the second step of our downsizing plan for Cincinnati & Dayton homeowners; sell any valuable items you are ready to discard. The internet provides avenues to sell larger pieces like furniture locally, such as social media platforms and classified advertisements at a small fee, which are heavily trafficked. For more special items, there are sites that specialize in nearly any type of collectible. Additionally, there are sites where specialized items are gathered under one domain, with several categories of listings. Be certain to provide plenty of images of each item, and a thorough description.

    Donating

For many, giving their items to charity is preferred as a method of clearing all of their items, and we highly recommend doing so for any items that are suitable. Donating these types of goods is the third step in our downsizing plan for Cincinnati & Dayton homeowners. Likewise, many people choose to donate those items that are still in good condition but either didn’t sell or do not carry enough value to advertise. Often, charitable organizations will come to your home and pick up the items you are donating, making the process easier for donors. Depending on the value of your donation, you may want to consider consulting your tax advisor in order to take any deductions for which you may be eligible (be sure to get the receipts from whomever you are donating to).

    Recycle or Dispose

For those belongings not quite up to par to sell or donate, it is time to decide if they are ready to become trash or recycling material. You may be able to recycle clothing and other textiles as well as electronics. Remember, there are rules governing how much trash can be placed out for pickup as well as how it must be bundled. Certain types of items may need to be disposed of in a specific manner, such as old CRT televisions and monitors. Depending on how much you are clearing out, you may have to hire some help to assist you in moving everything. You may also need to pay to have a larger trash dumpster delivered to your driveway, then picked up and hauled away after you have filled it.

    Ready, Set, Go

OR you can skip most of the previous steps entirely and dial our number on your phone. The best downsizing plan for Cincinnati & Dayton homeowners is to sell directly to Ohio Cash Buyers LLC. Just pack what you want to keep and leave the rest to us! We make the process easy, walking you through every step. Ohio Cash Buyers LLC uses simple and straightforward contracts and we close quickly, usually in 30 days or less. • Why Do We Pay Property Taxes?

Whether you’re a seasoned homeowner, or someone on the hunt for your very first home, you should know what Property Taxes are and why everyone who owns real estate has to pay them.  Read on to find out what can happen if you don’t pay your Property Taxes on time.

If you’ve been renting for a long time, it might come as a surprise to you that Property Taxes are a fairly significant constant and recurring expense that you need to factor in when on the hunt for your first home purchase. On the flipside, if you’re a landlord, you know very well how much you’re spending per month on Property Taxes on any of your properties.

Note to renters: Yes, some landlords may be greedy, and inflate your rent amount each year by much more than is reasonable; however, keep in mind that the costs for owning and maintaining housing rise every year with the normal pace of inflation, AND often experience small spikes due to local tax adjustments or special assessments. Most landlords are just trying to keep up with the bills.

Taxes, as a whole, serve to fund various parts of society that are public services rather than private businesses. Since these various services don’t have a traditional business structure with a stream of revenue from selling goods or services, the public provides that source of revenue directly via various taxes. Essentially, when you pay a tax, you’re paying to keep your city, county, state, and country up and running. There are a variety of taxes that are charged against many different types of transactions and circumstances, which you can easily see an example of if you look at the bottom of your receipt from the department store (sales tax).

Learn More About How Our Process Works!

What’s interesting about city, county, and state taxes, is that they can vary wildly from one place to the next. This is due to the different needs each place has, and what each population deems most important. You might find that a particular city has much higher sales or income taxes than its neighbor, because the city has allocated more funding in its budget towards infrastructure maintenance, or towards keeping the main public areas of the city extremely clean and well-manicured with fresh landscaping throughout the year.

Property taxes are used to fund a host of local public needs, including the fire department, police department, libraries, road construction and maintenance, the local school district, and much more. They serve as a vital source of funding to keep these services alive, and when revenue dips, those services may suffer as a result. Cities may struggle with making decisions on their budgets each year if that happens, and may be forced to make tough choices in reducing access to essential public services. If you’ve ever heard of schools not being able to afford enough supplies for their students, or about them cutting bus routes out, it’s often because they aren’t receiving enough public funding to pay for everything and everyone that they need.

How is the Property Tax on your home calculated?

The County dispatches a specialized tax assessor to determine the fair and current market value of your home (usually this happens every couple of years, unless a purchase/sale of the home is completed to trigger a more immediate request for an updated value assessment). Once the value has been determined, the County is then able to assess Property Taxes against that value as a percentage. As mentioned earlier, the tax rate varies from one County to the next.

Let’s take a look at the Counties we regularly buy houses from to better show you some differences:

If you live somewhere in Dayton (anywhere in the metro area that falls within Montgomery County), you’re looking at a much higher Property Tax Rate than the rest of Southwestern Ohio.

So what happens if you cannot pay your Property Taxes?

Life happens sometimes, and you can fall behind on paying your taxes. At this point, the home is placed in a “Delinquent Taxes” status, and the County attempts to collect payment from you, with penalties and late fees added on top of your original bill. There is a window of time that you can pay these past due property taxes off and remain in good standing with the County (one calendar year).

However, once that window of time has passed, you will lose all rights to your home, and it will be sold out from underneath of you to satisfy the tax debt. Don’t let that happen to you! If you’re behind on paying your Property Taxes and it’s possible that you won’t get caught back up on them, you need to call us NOW to discuss your options to sell your home and avoid foreclosure. Even if you’re just seeking some information and you don’t seriously think you’ll need to sell your home, you should definitely still talk to us. We have a wealth of knowledge and experience in these situations, and we’re happy to help in any way that we can, whether we buy your house or not.

  • What is a Special Assessment? Property Tax Series

Being a homeowner comes with a host of social responsibilities, both to your immediate neighborhood, and to your overall surrounding community and town at-large. You likely already know about Property Taxes and why they exist (read up on that here if you haven’t seen our article about it yet), but those aren’t the only expense associated with owning a home in any particular area. Occasionally, your local government may need to perform construction or maintenance upon local infrastructure beyond the norm. When this happens, there may not be enough funding in the general budget to pay for these special projects.

Special assessments are a one-time surtax that is assigned to properties that reside only within the area that the special project is taking place – in other words, if there is an initiative to replace the streetlights along one of the streets near your house, you will receive a letter in the mail informing you about a special assessment that is being done to pay for the improvement of your neighborhood’s publicly-provided lighting. The letter will tell you when this decision was made, what it will be paying for, and how long the project and special assessment will run. Smaller projects will usually only apply to one calendar year, while larger, more complicated projects may run for several years in a row.

If you find yourself and your home subject to a special assessment, you should definitely read the letter that you receive in the mail, to see how much you’ll be responsible for paying, and if you have the option to pay it in one lump sum, or in installments. If you misplace the letter, you should be able to find detailed information on your City or County’s websites as well. Sometimes, when you elect to pay in annual installments on top of your normal Property Tax bill, an administrative fee is applied as well (usually 3-5%), so keep that in mind when making your decision on how you want to pay your portion of the special assessment.

Here’s an example of a special assessment that happened within the last decade – if you lived in and owned a home in Dayton sometime between 2014 and 2020, you may be familiar with this one:

The City of Dayton determined in 2014 that they needed to do significant work to improve their street lighting system to ensure public safety for all residents. This was a large undertaking as it wasn’t just a few streets or blocks of lights that were being replaced, but a huge swath of the entire City as a whole. To fund this project, anyone who owned property within the selected area (you can see the entire map on the City of Dayton’s website here) was charged with paying a portion, based on whether they fell into “District A” or “District B.” The assessment ran for six years, from 2014 through 2020.

“District A” was the central business district, and the special assessment surtax rate levied on those properties was at a rate of 0.0348% of each property’s assessed value. “District B” was outside of District A, and covered the residential neighborhoods, at a rate of 0.049% of the property’s assessed value. If you owned a home within District B with a Montgomery County assessed value of $125,000, your responsibility towards the streetlight project would have been $61.25 annually, for a grand total of $367.50 due.

Most special assessment tax projects won’t break the bank for you, and you may not even really notice them if you’re not paying close attention. If you don’t pay your portion in advance, it just gets tacked onto your normal Property Tax bills, so it’s easy to miss.

When selling your home, if there is an active special assessment surtax on your property (and you didn’t pay it in full, in advance), that will be subtracted from your proceeds at closing. The special assessment was placed during your ownership of the home, so you are ultimately responsible for the full bill – but even then, as shown in the example above, it’s usually a small expense that barely impacts your bottom line. In fact, some smaller projects may cost homeowners less than $25 each to fund, while everyone gets to enjoy the benefits of whatever work gets completed with that revenue (sewers are included in the special assessment category, by the way, and I think we can ALL agree that no one wants those to fail, EVER).

How to Pay Property Taxes in Southwestern Ohio

As a homeowner in Southwestern Ohio, you have the option to pay your property taxes in a few different ways. What is probably the most convenient way to pay property taxes, however, is by using your County’s online payment feature. Depending on your County’s individual settings, there may be a small convenience fee attached to your payment (usually this is the case for credit card payments). Even so, the convenience or paying via their website might be worth the extra dollars to avoid going a paper check route in the mail, or dropping it off physically at the local government building downtown.

If you’ve already read our other recent articles regarding property taxes (you can check out the basics on Property Taxes here, and the nuts and bolts of Special Assessments here), then you already have an understanding of what Property Taxes are, what they pay for, and why they exist in general. At this point, the next most important thing to know is HOW to pay them. As we mentioned previously in the other article, if you have an active mortgage on your home, it’s possible that you are paying funds into an escrow account with your lender, which they then use to pay your Property Taxes on your behalf each year (this is reflected on your mortgage statements and balances). If that is the case, it might be easiest to simply continue to pay your taxes in this manner, rather than potentially confusing yourself, or risking overpaying your Property Taxes.

In the event that you do not have an active mortgage with tax escrow built-in, or if you just prefer to make the Property Tax payments directly yourself, check out the list below, and click on the corresponding link to navigate to your County’s tax payment website. If you’ve been considering selling your home and you’re not sure where to start, or perhaps you’ve been speaking to a Realtor about listing your home – or maybe you’ve even tried listing your house and you didn’t get the response you’d hoped for – give us a call! We’re more than happy to discuss your home and your options with you, and provide you with a free, fair, all CASH offer within 24 hours. There’s no obligation to speak with us, and if you don’t like our offer, we completely understand, and we’ll still be here if you ever change your mind.

  • Estate Administration: Role of the Executor

An estate is all that’s left behind when someone passes away. This includes all material possessions, such as real estate, vehicles, furniture, and physical belongings, as well as the immaterial – financial positives and debts alike. If the deceased had prepared a will to be executed upon their death, then everything is fairly straight-forward in regards to who is in charge of settling the estate and making all of the decisions regarding it. It can be more complicated, and a much longer process, if they left no will behind. In this article, we’ll be discussing the role of the Executor (or Executrix).

Within the will, an Executor, or personal representative, will be named. Their purpose is to carry out the wishes of the deceased, and to properly manage and protect their estate’s financial assets. This generally means that the Executor will be a close family member or friend. Occasionally, it may be an attorney or accountant, if the person did not have anyone else that they thought would be more fit for the role within their immediate social circle. In cases where real estate (a house) is involved, it is up to the Executor to decide what to do with that real estate.

The first step you’ll be responsible for handling as the Executor is to collect official copies of the death certificate (see this link to the Ohio Department of Health to see how to obtain copies). You’ll want to get a dozen or so copies, because you’ll need one copy each to provide to each bank, lender, insurance provider, etc. Then, you’ll need to file a copy of the will with the county Probate Court. When an Executor is specified in the will, the Probate Court will officially appoint you as such, and you’ll be clear to go through with settling the Estate from there.

A lot of various tasks come with being appointed the Executor. You’ll have to notify debtors, beneficiaries, the federal government, the BMV, and anyone and everyone the deceased held subscriptions and accounts with – it’s also a good idea to notify the three major credit bureaus to add a death notice to the deceased’s credit report. Another great idea is to establish a bank account for the Estate very early on. You’ll be able to keep everything clean and separated this way, and pay any bills due from this bank account without any confusion.

It’s not uncommon for heirs of estates to live in another state, making it more difficult to know what to do with an inherited home in Cincinnati or Dayton, Ohio. While some families may elect to keep the home and pass it along to someone else in the family to move into, others have no need for another house, and decide that they’d like to liquidate it instead. This is especially true in cases where the estate also has sizeable debts to settle, whether they be medical bills, funeral expenses, credit card debts, or outstanding loans. Selling an inherited house can give the family immediate cash to pay down these expenses, and possibly pocket some cash that’s leftover at the same time.

Selling an inherited home through the MLS with a Realtor is often a troublesome process that just exacerbates the stress of the entire Estate settlement. You’ll have to deal with arranging some kind of cleaning and staging for showings, and if the home is full of various belongings, that will be a costly and time-consuming event to manage. After that, you have to be prepared to negotiate with potential buyers that ask for all kinds of repairs and financial concessions. If you manage to make it through to a contract, you still have the possibility of the sale falling through due to a low appraisal value or the lender backing out entirely. THEN you still have to calculate the commissions due to the Realtors involved in the deal, which typically will run you between 4% and 6% of your total sale price, eating a solid chunk out of the funds you’ll receive at closing.

Sell your house fast with Ohio Cash Buyers

A much simpler, and much faster alternative to this method of selling an inherited house, is to find a reputable and established investor that operates in the area the house is situated in, and get a cash offer from them directly. Real estate investment provides a host of benefits to both the local community and to the folks who need to sell their homes in the first place. Credible investors know how to provide an easy and streamlined purchase without the need for Realtors and their commissions, appraisers, showings, and lenders; they also won’t ask you for repairs or extra concessions.

Ohio Cash Buyers is an established local real estate investment company that is family-owned and operated, and we’ve been buying homes from folks just like you for nearly two decades now. We’re licensed General Contractors, and we have hundreds of renovations and thousands of property purchases and sales under our belts. We provide MORE than just a free, fair cash offer for homes. • What to Expect When you List your House for Sale on the MLS

Selling your Home on the MLS Series, Part 1

How do you sell your home on the MLS? The first step is to contact a licensed Real Estate Agent (Realtor) to represent you and list your house for sale. Only licensed Agents can list properties for sale on the Multiple Listing Service (MLS). Once you’ve contacted an Agent and signed a listing agreement with them, they will publish the sale listing for your house, and begin the process of staging and scheduling showings.

Staging involves cleaning your home and making it “showing ready,” for your potential buyers. You might use the furnishings and decor you already have to achieve this, or if you’ve already started packing and moving for your new home, you may need to rent furnishings and decor to make it appear inviting (and to make it easier for people to imagine themselves living there after they’ve purchased it). It is often better to attempt to modernize the aesthetics of your home as much as possible, to appear current and updated. You want to appeal to as many people as possible, to encourage multiple offers, and to ultimately receive the best price for the sale of your house. Some Agents might go the extra mile for your showings and include small personal touches or treats and refreshments.

It is also important to consider the first impression of your home beyond just the sense of sight – smell is also a huge factor, so be sure to leave air fresheners of some kind, and to keep them refilled throughout the sale process!

    Showings

Once the staging and cleaning has been completed, it is time for potential buyers to start touring your home. Generally these will be scheduled as individual showings through their own Agent (Buyer’s Agent), and diligent Agents will send feedback to your Agent (Seller’s Agent) after the showing has wrapped up. This can include good AND bad feedback, so be prepared to hear some criticism about your home during the showing and offer process. It can be something small and subjective, such as personal styling choices, or it can be something that will actually need to be addressed, like a failing HVAC system or ailing roof.

Showings can also be done via an open house, which is usually done on the weekend as a window of several hours. Your Agent will be at the home to greet and welcome people interested in seeing your home, and to answer any questions they might have about purchasing it. There are pros and cons to an open house, so not every Agent will host one. You’ll need to speak to your Agent to see whether or not they advise putting on an open house for your home.

While all of the showings are going on, if you’re not still living in the home, you’ll want to stop by every few days to make sure the home is still clean, and to replace any air fresheners as needed. If the weather hasn’t been great, there might be dirt or mud tracked into the house. If it’s winter, there could also be slush or salt, which could damage some types of flooring over time. Most of the time, you won’t need to do more than vacuum or mop to make things shine again for your next set of showings. Again, speak to your Agent about this, as they will often do all of this for you.

    Receiving Offers

When your Agent receives an offer to purchase your home, they will notify you about the offer and explain its terms to you. It’s common for offers to include requests for various concessions, and you may need to negotiate through your Agent to reach an agreement with your buyer. Read our article about Negotiations, Concessions, and Fees to learn more about what those are, and how much they may cost you.

It might take weeks, or even months, to find a buyer through the MLS for your home, and weeks and months longer to actually close on the sale. The time investment can be a source of frustration and stress. There are also the holding costs to keep in mind – you’ll need to maintain insurance on your home throughout the entire process, continue to pay property taxes for it, and pay for its general upkeep (lawncare, landscaping) AND pay for all utilities. This is less burdensome if you are still living in the home, but it can put a significant weight onto your shoulders in terms of lining up your next home, and knowing WHEN to start looking for it, or even when you might be able to close on it.

Or …Get a Fair Cash Offer Now!

  • 7 Ways Ohio Cash Buyers LLC Turns the Home-Selling Process into Something Easy in Cincinnati & Dayton

If you’re trying to sell an unwanted house that you own through the more traditional avenues, it may end up being a challenging and time-consuming process. There are so many things you have to worry about doing, like finding and hiring an experienced and reputable agent, making repairs, dealing with showings, and THEN, after all of that, eventually meeting and finalizing the sale with the right buyer. Fortunately, professional homebuyers like Ohio Cash Buyers LLC can make it easy for you to sell your house quickly and without all of the extra hoops and headaches. In this blog, we’ll explore 7 ways Ohio Cash Buyers LLC makes it simple for you to sell an unwanted house in Cincinnati & Dayton, and how a direct sale may prove to be the better choice for you.

    1. Doing a Thorough Analysis of Local Data

At Ohio Cash Buyers LLC, we think it’s important to take the time to take a close look at any and all relevant data pertaining to your property before making you an offer. That means we consider the condition of your house, its location (not just the town or subdivision, but also the neighborhood itself), and current local real estate market conditions. In doing this, we can provide a fair and more accurate offer that reflects the true value of your home. We don’t just blindly send out an offer without actually looking at all of the variables; rather, we gather detailed information on the unique features of a home to ensure our offer is the best price possible.

    2. Looking Out for Your Best Interest

As professional homebuyers with nearly two decades of experience, we always look out for your best interest. While it might be an everyday thing for us to buy a house, we recognize that selling a house can be stressful and overwhelming, whether it’s your first time selling your home, or the third, fourth, or even fifth time. That’s why we work closely with you to make the whole process as smooth and hassle-free as we can. You’ll find that when you work with Ohio Cash Buyers LLC, we go above and beyond to make the transaction MORE than just a transaction, while still keeping things as simple and straightforward as possible. At the end of the day, our goal is to not only provide you with a fair and honest offer, but to also provide excellent service that allows you to focus on other things while we handle it all for you.

    3. As-is Home Sale

Not only do we buy houses – we also renovate and repair them. Bryan and Tony are licensed G.C.s! That means when you sell your house to Ohio Cash Buyers LLC, there’s no need to worry about getting bids and overseeing contractors while making any repairs or renovations to the home prior to selling it. We buy houses in any condition, which means you can sell your house as-is, saving you time, money, and possibly months of back-and-forth with contractors that don’t even complete the job.

    4. No Staging or Cleaning Necessary

Selling your house on the open market usually involves not only cleaning the home inside and out very thoroughly, but also staging it for showings and potential buyers. However, when you sell your home to Ohio Cash Buyers LLC, you can forget about having to address any of that yourself. That’s right, we won’t even ask you to clean up or clear everything out! It’s fine with us if you leave unwanted items behind and only pack and take the things you want to your next home with you. We’re more concerned with making things simpler and more convenient for you, so we can handle this with no problem.

    5. Quick, Simple Process

Ohio Cash Buyers LLC prides ourselves on delivering a quick and simple selling process. Within a short 24 hours, we can make an offer on your property and close the transaction within just a few short days. This means you can sell your house quickly without any wasted time or money (no lost funds on holding costs like taxes, insurance, and utilities!).

    6. No Agent Commissions or Hidden Fees

You’re not working with a Realtor when you sell your house to Ohio Cash Buyers LLC, so there are no commissions or fees to pay and take away at closing. This alone will save you thousands of dollars you would otherwise have to sell out when going the traditional sale route. Will our offer look lower than what your second-cousin (the Realtor) Todd says he can get you for your house? YES, yes it will…. but don’t forget how much of a cut Todd is going to be taking out of the middle, and how much you’re going to have to pay to get the house in sell-ready condition. When it comes down to it, we provide a fair and honest offer that reflects the true value of your property without any of those hidden costs or fees.

    7. True Local Experts

As local experts with many years of experience under our belts in the Cincinnati & Dayton real estate market, we understand all of the unique challenges and opportunities that come with selling a house in your neck of the woods. Chances are that we’ve bought a home within a mile of you at some point over the past 20 years. Most of the team was born and raised in the greater Cin-Day area, too.
